If you have found a property and are getting a mortgage you are probably paying your mortgage company for a valuation - but that is no substitute for your own detailed survey.

We have our own experienced inhouse surveyor and also work with partner companies who have Registered Valuers and Party Wall surveyors. Lease extension services can also be provided. We will be pleased to discuss your requirements.

Let's get started, there are 3 types of survey:

  • Condition Report - The Condition Report gives you clear 'traffic light' ratings showing the condition of the property, advice for your legal advisors and details of urgent defects.
  • HomeBuyer Report - The HomeBuyer Report gives you the same 'traffic light' ratings and advice of a Condition Report, plus a market valuation and insurance reinstatement costs, and advice on defects that may affect the value of the property. The HomeBuyer Report also recommends necessary repairs and ongoing maintenance advice.
  • Building Survey - A Building survey gives you a comprehensive structural report tailored to suit your property, highlighting defects, repairs and maintenance options. Essential for larger or older properties, or if you're planning major works.

Probate Service

The prospect of dealing with a loved one's home can be rather daunting at a difficult time. We have many years experience dealing with probate properties and offer a comprehensive service to help you through the process.

  • Formal Valuation by an experienced valuer - Our valuer will provide a formal valuation for the Application of Probate.
  • House Clearance - Once personal effects and any items of sentimental value have been removed we will arrange clearance of any unwanted furniture and effects.
  • Council Tax - We will negotiate with the local council for any Council Tax discount that may be due.
  • Selling The Property - Our experienced manager will undertake the sale of the property including our 7 day week service with full colour sales details, extensive internet coverage and local newspaper and magazine advertising.
  • Accompanied Viewings - We will show buyers around the property on your behalf.
  • Sales Progressing - Throughout the selling process we will liaise with your solicitor and other professional advisors to ensure that the matter proceeds as smoothly as possible.
  • Meter Readings - Once the property has been sold we will take meter readings and notify the gas and electricity boards, as well as the local council and water board.

This is an optional service which can be tailored to your particular requirements If you only require a formal probate compliant valuation a separate fee will be payable. Please contact us if you require any further details.

Our fees are as follows:

Fully managed service

7% plus VAT (8.4% inc VAT)

£200.00 (£240 inc VAT) set up/admin fee for new tenancies and renewals.

Rent collection service

5% plus VAT (6% inc VAT)

£200.00 (240 inc VAT) set up/admin fee for new tenancies and renewals.

Tenant find service

One months rent (plus VAT)

£120 (£144 inc VAT) set up/admin fee for new tenancies and renewals.

Tenant's fees

Under new legislation, from 1st June 2019 there are no fees payable by tenants.

We do require a refundable holding deposit the equivalent of 1 weeks rent to reserve a property.

Rent and Deposit money is protected under the Propertymark Client Money Protection Scheme.
